Mar Vista: the Westside's board-and-care country

Mar Vista doesn't look like a senior living destination, and that's the point. State licensing data shows 8 licensed senior care facilities in the 90066 zip with about 220 licensed beds, and 5 of the 8 are small board-and-care homes: ordinary houses on quiet residential streets, licensed for six or fewer residents, with caregiver ratios the big buildings can't match. No chandeliers. Mostly just care.

Counts computed from California Department of Social Services licensing data, June 2026; refreshed quarterly. We don't list facility names here; a current, inspection-checked short list is what the free conversation is for.

Why Mar Vista works

  • The price-to-care math. Board-and-care homes here typically run $3,500 to $5,500 a month, all-inclusive. Comparable hands-on care ten minutes west in Santa Monica usually costs $1,000 to $2,000 more. Over a three-year stay, that difference is a parent's entire remaining savings, or not.
  • Quiet, flat, residential. For someone leaving a house after 40 years, a home on a calm street is a gentler landing than a 120-unit building with elevators and schedules.
  • Family logistics. Mar Vista sits in the middle of the Westside: reachable in minutes from Santa Monica, Venice, Culver City, and Playa, so the visiting actually happens.
  • Dementia fit. Small, calm, consistent settings serve many people with dementia better than large memory-care wings, and some local homes hold the dementia waivers that make that legal and safe. Always verify the waiver on the home's state record.

The honest limits

Mar Vista has only a few larger communities, so if your parent wants a packed activity calendar, dozens of peers, and restaurant dining, the bigger buildings in Culver City, West LA, or Santa Monica will fit better. And because small homes carry more owner-to-owner variation than corporate communities, the inspection-record check isn't optional here; it's the whole vetting method. Our board-and-care guide covers what to look for inside one.

Check any home yourself

Every licensed facility in Mar Vista has a public record at the CDSS Care Facility Search: license status, inspection visits, citations, complaint findings. Our walkthrough shows you exactly how to read one. Bring the record to the tour and watch how the owner answers; that conversation tells you more than any website.
